The Rise of Affluent Asian American Enclaves in Texas

Fueled by tech booms and corporate relocations, Asian population density is surging in the Lone-Star state’s multi-million dollar neighborhoods.


Everything is bigger in Texas – from the sprawling square footage of limestone estates to the size of seasoned brisket plates.  Yet, one of the state’s most compelling growth stories is the rising affluence and population density of Asian Americans within its most prestigious zip codes.

Located in the Dallas-Fort Worth Metroplex, Westlake consistently ranks as one of the wealthiest towns in America.  With average home values exceeding $3 million, the Asian population here has grown significantly and is now estimated at approximately 22%.  The community’s wealthiest residents belong to The Vaquero Club, an ultra-exclusive retreat where golf membership initiation fees are $225,000, with annual dues exceeding $30,000.  Just next door in Tarrant County, Southlake maintains a similarly elite profile, featuring a 16% Asian makeup and home values averaging over $1.3 million.

Houston’s “Memorial Villages” offer a distinct brand of luxury.  In Piney Point Village, where the typical home is valued at over $3.4 million, the Asian population stands at over 10%.  This enclave is perfectly positioned between two high-end shopping hubs – CityCentre and the Galleria.  Just south of the Galleria’s upscale footprint lies Bellaire, which boasts an Asian population of 23% and a median household income of a quarter-million dollars.  Both Bellaire and West University Place serve as premier Houston destinations for million-dollar homes, with West University boasting a prestigious address alongside Rice University and the city’s world-class medical district.

For those seeking a “suburban chic” lifestyle, the Metroplex includes Murphy, Frisco, and Coppell.  In these hubs, the Asian community makes up more than a quarter of the population, supported by median household incomes above $145,000. These neighborhoods offer significant space, with homes averaging nearly 3,000 square feet.  Fueled by major corporate relocations and a heavy concentration of STEM-related roles, both Frisco and Coppell have seen their Asian populations nearly triple over the last decade.  

In Houston, Cinco Ranch offers an ideal suburban location near the Energy Corridor, while Sugar Land remains a pillar of the community with a 39% Asian makeup. Both areas feature median household incomes exceeding $140,000, largely tied to engineering roles within the global energy and medical sectors.

Austin’s tech evolution has driven its Asian population from 7.5% to 11.5% in just ten years. Brushy Creek is the area’s standout, combining “Silicon Hills” executive salaries with a nearly 30% Asian population.
